BUYING AND PRICE LIST

How do I purchase an apartment?
You will be able to browse and secure any available units by visiting the interactive sales platform.

What is the reservation process via the interactive price list?
All reservations will happen online via the interactive price list. The below list outlines the steps you’ll need to be familiar with in order to have the best chance of securing the unit you want to purchase.

1. Register and log in to https://2196.lynnestates.co.za/login
2. Click the RESERVE button to start the process.
3. Complete the form and accept the terms: Click CONTINUE
4. Your reservation will now move to the pending state where you have 10 minutes to add a parking bay and finalise the deposit payment
5. You will then pay your R2000 reservation deposit via the following methods:
– Visa or Mastercard
– Instant EFT via OZOW
– Masterpass
– Snapscan
6. Make your R2000 payment: Your unit is now reserved!*
7. You will then receive an email from our team confirming your reservation.

How does my shortlist work?
Simply click the ADD TO LIST button on your favourite units. You can also reserve your preferred unit directly from the Shortlist.

Next steps:
• You will receive an email from the Lynn Estates team  with the Agreement of Sale for you to sign and return to us within 48 hrs of receiving it. 

BOND FINANCE

  • A 10% deposit is required within 7 days of signature of the agreement.

  •  Lynn Estates and Elcasa (Residential Property Finance Specialist) will assist you with 90% bond finance to ensure a smooth process. In the event of a lesser bond approval, we will arrange a payment plan for the shortfall.

CASH BUYERS (SA AND NON SA RESIDENT)

  • A 10% deposit is required within 7 days of signature of the agreement.

  • Lynn Estates and the Attorneys Nam-Ford, will structure a payment plan with you for the balance. 

NON-SA RESIDENT WITH 50% BOND FINANCE

  • A 10% deposit is required within 7 days of signature of the agreement.

  • Lynn Estates and the Attorneys Nam-Ford, will structure a payment plan for a further 40% deposit required as a non-SA resident. Elcasa will assist with the bond process up to 50% bond finance (subject to the qualifying criteria).

Does the deposit earn me interest?
The deposit is paid into the transferring attorney’s interest-bearing account and your money will earn interest for you.

What are the benefits of purchasing now?

  • If you buy off plan, the developer is holding the purchase price and by the time your unit is completed you would have achieved capital appreciation. 

  • During construction, the developers increase the selling prices and you would have secured your unit at the pre-construction launch price.

Bond pre-qualification and pre-approval
Lynn estates will assist you with Elcasa to ensure an effortless process. 

Once my bond is approved, when do I start paying?
Bond repayments will commence once the property has been registered and transferred into your name. 

Bond registration costs
Bond costs are payable at the time that the bond registers, once the development is complete.

RATES
The local council calculates rates based on the value of the unit. This fee is separate from levies.

LEVIES
They cover the costs of security, cleaning & landscaping of the common areas, maintenance of the building, building insurance and all running costs and management costs and insurance of the building.

Are there any hidden costs?
The contract price is the price the client will pay for the property. There is occupational interest due from the date you take occupation until you take ownership (transfer takes place).

When will we be able to move in/find a tenant?
Near completion of the development, the transfer process will commence. Occupation will be given following the issuing of the occupation certificate. You will be able to occupy or rent out your apartment from the date of occupation.

How can I rent out my investment unit?
Lynn Estates / Sandton 2196 rentals have an in-house rental team that will assist in renting your unit. You also have the right to manage your own rental.

PRE-PAID ELECTRICITY
Each unit will have an independent electricity meter.

WATER SUPPLY
Water will be paid in arrears and will be billed and metered on specific unit usage.
